What is the impact of architectural design and building programming on the attractiveness of office properties?
In this video, we introduce a case-study from the office property market, in which we analysed the impact of design qualities, and building program on the market value of 64 office properties distributed in 9 business clusters, through the use of 53 parameters.
The combination of real estate economics, statistical analysis, and algorithm design, enabled us to develop a Design Index and a Program Index which can be used to evaluate existing premises, as well as to digitally design and predict the performance of future development.
We applied the approach on an office property which currently stands at 4,3 M€ and with the help of our digital platform, we could lift up the value to 12,3 M€. The building program suggests a sustainable approach with multi-tenant and multi-functional spaces, that maximize the use of the asset throughout the day / year.
